Repair or Replace? Roofing Signs to Watch Out For

A roof leak indicates roofing damage, but it doesn’t always indicate if can be fixed with minor repairs or if you’ll need an entirely new roof. Fortunately, there are ways to check your roof for yourself. Here’s a quick guide to inspecting your roof and the signs you should watch out for.

Conducting Your Own Roofing Inspection

No ladder? No problem. You can inspect your roof safely from the ground. On a clear day, use a pair of binoculars and inspect every inch of the roof, edge to ridge, at every angle. In addition to the main roof area, pay close attention to the valleys and chimneys – basically every break in the roof that requires flashing – as well as the condition of the roof’s edges. Later on, you will need to climb into the attic and check the trusses, the insulation and the underside of the roof deck.

Signs That Your Roof Needs Repairs

Issues that are concentrated in one area, typically damage caused by an external force such as extreme impact, will often require repairs. This means that you might find a dent, a hole or a torn shingle in just one spot. All flashing should be in place. If there are signs of water damage in the attic, it should only be in isolated spots. The temperature should be more or less the same as outside: if it’s too hot, you may be looking at attic ventilation issues. If the rest of the roof is fine, you are likely looking at roofing repairs that could be finished within a weekend.

Signs That You Need New Roofing

If your asphalt shingle roof is more than 30 years old, set your expectations that it will likely need to be replaced. If you’re unsure of your roof’s age, there are signs that point to an aging roof. These include cupping, curling or loose shingles, excessive amounts of granules in the gutter and holes that can be seen from within the attic.
